Leon Morris Designs are committed to offering the highest level of service to all of our clients regardless of the project size. So, whether you are considering a small porch extension or a large-scale development, your project will be treated with the same priority.

A free consultation at your property to discuss your ideas and what you want to achieve out of the proposals. This allows us to better understand your project and begin to develop solutions in-line with your brief.

This consultation session provides us the opportunity to introduce ourselves and explain the processes of our service and what you may expect from us and throughout the project. At this stage, there is no obligation, and a formal fee proposal will be provided following the visit for your consideration.

Free Initial Consultation

As we hope for every project, the initial consultation will be a success and discussions will have taken place allowing us to work together to determine the exact details forming the "project brief". Once appointed, we will visit your property to carry out a measured survey tailored around each proposal, where detailed dimensions of all affected areas will be taken. This stage will conclude with the production of drawings of your site as existing from which to design.

Stage 1: Measured Survey and Existing Plans

The production of a concept sketch scheme will be the first opportunity to present to you a design that follows your brief, while ensuring the flow and appearance of the building is in-line with your expectations and budget. This stage generally includes proposed floor plans and the principal elevation to help you visualise the scheme before advancing onto the next stage.

Stage 2: Concept Designs

This is where the concept sketch scheme is developed further into a formal set of drawings that are adequate for a planning submission, including any relevant supporting documentation (if required). All relevant planning forms will be completed on your behalf, and we will liaise with the planning department throughout the application process, updating you as information develops.

Stage 3: Planning

Following a successful planning process, technical drawings will be required to assist the construction process and will most likely require other professional services being involved, such as Structural Engineers. At this stage, the drawings will include technical details such as measurements, materials, layouts, drainage, etc. A building regulation application will be submitted and dealt with on your behalf.

In addition to this stage and if deemed desirable, we can produce a Schedule of Works document that provides a detailed specification for the entire project, detailing every item right down to the type of light fitting to install. This additional document will aid in obtaining more accurate costings from any potential tenderers/builders.
